Context
Acquisition of ASG by the City Council of Madrid, a building constructed in 1965 and intended for the use of municipal offices since its reform in 1989. The property, which has been closed for several years, is located at Ronda de Atocha number 17, right in the Triangle of Art: in front of the Reina Sofía National Art Center Museum, a few meters from Paseo del Prado and Retiro Park, and five minutes on foot from the Atocha station.
Solution
In the first phase we have drafted and successfully managed, from our real estate consulting department, a special use change plan for the property: from office use to hotel use.
Subsequently, we have managed the entire process from our Project Management department; additionally, we have developed a comprehensive architecture, engineering and interior design project that will transform this office building into the first Hard Rock urban hotel in Spain. A unique hotel in which we integrate the quality objectives demanded by the international hotel chain with the cost objectives of our client, all within a responsible process of recovery and improvement of a property within the urban area of Madrid.
Cerro de los Ángeles
On the nearly 400m2 rooftop, we have planned to install a bar and terrace with “skyline” views of the capital, where the Cerro de los Ángeles, located almost 11 km from the building, can be clearly seen.
